Gary Festa (and Lisa Smith) at Hoyland Financial were instrumental in helping me to achieve a smooth property conveyance in the summer of 2005, including navigating around a difficult open bridge scenario, and handling almost £3M of borrowings. My situation was somewhat complex from the outset, since I needed to make an offer/exchange contracts on a purchase, before having received an offer/exchanged contracts on my sale. The purchase property was totally unique, in that it was my wifes family home for the past 3 generations (and had been sold by her family 5 years ago) so couldnt be missed. However, it required making a fully financed offer in excess of £1.6M. Meanwhile, my existing property had mortgage debts of over £1M.
